Understanding the law when it comes to rental accommadation

If you let a property, you must make sure that the pipework, appliances and flues provided for tenants are maintained in a safe condition. You need to have a gas safety check every year. A gas safe registered engineer must carry out the safety checks in all of your properties. You must give your tenants a copy of the gas safety record within 28 days of it been carried out or as soon as they move in.

You should also make sure your tenants know where to turn off the gas and what to do in the event of an emergency.

Annual checks

As a landlord you are legally responsible for making sure a gas safe registered engineer checks the gas appliances in all your rental properties every 12 months and gives you copies of the gas safety record.

Gas safety records

When your gas safe engineer has checked all your appliances in your rental property they will give you a gas safety record. This will confirm the gas appliances are safe to use.

REMEMBER, YOU MUST KEEP YOUR GAS SAFETY RECORDS/CERTIFICATE FOR A MINIMUM OF 2 YEARS.
